JZA has designed and developed many custom ADUs to meet the different needs of the clients, including owner/user, new construction, adaptive reuse, and student housing. ADUs can be flexible spaces, serving as rent generating units or multi-purpose rooms outside of one’s principal residence.
The new California State law AB68 allows for two ADUs to be built on any lot zoned for residential uses in the state. The law limits the size of these 2nd units to a maximum of 1,200 SF, but allows for many incentives such as reduced parking requirements and reduced side and rear yards. In multifamily zones, ADUs can be placed in storage, mechanical or covered/enclosed parking areas and the parking does not need to be replaced.
Additional zoning regulations and requirements may further limit the size and scope of the ADU based on the property location.
