About The Project
In the Greater Los Angeles area there continues to be an increased demand for housing at affordable prices. Entitled under the State’s streamlined SB35 process, JZA was able to permit much needed housing where it would ordinarily not be allowed due to zoning codes and the LAX flight path. The project fits in with the existing low scale residential neighborhood and benefits from close proximity to new developments at Sofi Stadium, the Forum, and LAX airport. The project is a captivating 10-unit apartment building; spanning three vertical stories. It is home to a mix of (6) two-bedroom units and (4) one-bedroom units suited to the local community and workforce housing.
JZA designed the building as a podium-type building with a private parking garage at the ground level and the residential units on the stories above. The design implements two different tones for the front facade to provide a contrast between the building volumes. The building’s warm simulated wood cladding, oriented vertically along the building, are designed activate a portion of LA County in need of a catalyst to promote grassroots development.
